US nationals are buying property in Spain at record highs and paying more than other foreigners, new market data has shown.
New property market data has revealed that Americans are buying housing at record levels in Spain, and paying the highest prices in the country among foreigners.
Notary figures analysed by housing website Idealista shows several new market tendencies, especially on home purchases by foreigners in Spain in the first half of the year.
According to the findings not only did foreigners pay the highest ever average prices for Spanish property, but seven nationalities bought more properties than ever before.

Along with the Americans, who are hitting record highs albeit from a lower floor, transactions by the Portuguese, Ukrainians, Italians, Moroccans, Colombians and Dutch have all hit historic levels in the first half of 2025. Between them, they accounted for 20,364 property purchases between January and June, which represents 28.6 percent of the 71,155 total transactions by foreigners in the country as a whole, including both residents and non-residents.
American buyers exceeded 1,500 transactions for the first time in a six-month period with an increase of 14.3 percent.
Moroccans led the way overall, with 5,654 purchases in the first half of the year. In that period, it also moved to second in the overall ranking of foreigners, only surpassed by the British with 5,731.
Where Americans really stood out is in the prices they paid, far beyond both the averages for foreigners and Spaniards. With an average of €3,465/m2, US nationals are paying the highest average price in Spain among all foreigners, and above those paid by buyers from Switzerland (€3,457/m2, Sweden (€3,421/m2), Norway (€3,292/m2) and Germany (€3,270/m2).

Homes purchased by foreigners in Spain during the first half of the year saw an average price of €2,417/m2, which represents a 7.6 percent year-on-year increase, the highest average in history.
The majority of sales and purchases by foreigners during the period were by residents in Spain.
According to notarial data, resident foreigners accounted for 60.9 percent of total transactions (43,306), with an increase of 6.4 percent, while non-resident foreigners accounted for the remaining 39.1 percent (27,849 transactions), registering in this case a decline of 4.1 percent.
